Here at Century we have a simple philosophy with respect to the proper installation of caulking and sealants; prepare the surface to provide a stable, clean substrate, select the proper primer and sealant combination that will have excellent adhesion, and install it according to the manufacturer’s guidelines to ensure long term performance and warranty coverage We believe that the more substrate preparation we do, the longer the work will last and our customer relationship will lead to more work. Our crews consistently produced better jobs that the sealant manufacturer’s representatives loved because we made the warranty inspection of our work easier. We have developed life-long relationships with most of the sealant representatives in the business because of this. Our knowledge of how buildings are built help us choose the right method to waterproof them after they leak. We are on the front line of new restoration technology and keep up to date with current innovations in the industry. Our owner, Kelly McBride, created some of the first heat-cured silicone extrusions and molded boots back in the eighties and has more experience with these state-of-the-art methods than any other contractor. Traffic & Roof Coating

We approach our traffic and roof coating jobs by choosing the right product followed by proper surface preparation. Every job starts with a complete understanding of the service environment, the amount of traffic, exposure, and aesthetic issues required of the coating. After these are discussed and reviewed with our customer, we offer the proper coating product that will meet those needs with the lowest cost and longest service life. Specialty finishes require a keen understanding of moisture vapor and thermal expansion/contraction. At Century Building Solutions, Inc., we understand that the most beautiful finish needs to be well adhered and have sufficient abrasion resistance and tensile strength to provide an adequate service life. We have learned that epoxies may be strong, but they tend to fail due to problems related to thermal cycling and moisture vapor transmission. We have moved to products that accommodate diurnal changes in temperature that cause expansion/contraction and then we properly apply them with primers or surface preparation methods to ensure that moisture vapor transmission doesn’t fail the coating.

Elastomeric Wall Coverings

Every painter will recommend elastomeric coatings as the best product available, but there are large differences in the materials that are sold to the painting trade and those provided to the restoration/waterproofing industry. Century Building Solutions, Inc. uses the products of major national/international manufacturers that use superior chemistry in their materials to ensure that their long-term warranties will endure a ten-year life cycle. Elastomeric Coatings are only a part of the waterproofing envelope that includes proper flashings, caulking and adjacent traffic coatings. At Century Building Solutions, Inc., we know how to integrate all of these products into a full waterproofing system that is backed by a long-term warranty up to ten years or more. If you simply need to paint a wall, you don’t need Century Building Solutions Inc. But if you want a wall that will look great and be functionally waterproof, then we are the best in Southern California. We have completed large and difficult projects by providing a complete waterproofing solution of caulking and elastomeric coatings that protected and beautified these premier buildings and we are sure to do the same for your building.

Concrete Repairs

Concrete repairs have become a greater focus of our business and we have developed specialized skills required to properly repair cementitious or natural stone substrates to complete our care of the exterior building envelope. Translating our skills in restoring the Garland Building terra cotta cornice in Chicago to the local buildings such as 650 Fifth Street in Los Angeles, we have used modified concrete and epoxy pinning methods to repair these masonry and concrete structures. In a similar fashion, Century Building Solutions Inc. used modified concrete underlayments to strengthen the sidewalks at the Staples Center and then installed specialized finishes to match the original custom concrete pours. Unfortunately, the original concrete was not strong enough to withstand high loads from heavy equipment used to stage the various events and would fracture at edges and joints which necessitated our repairs. As members of the International Concrete Restoration Institute, we promise to bring a high level of technical expertise and functional understanding of building structures to ensure that your building is repaired properly the first time so that your dollars are well spent.

Chemical Grout Injection

Our technicians go to work and perform numerous injection projects in conjunction with negative side waterproofing methods such as cementitious crystalline coatings to stem this tide of pernicious problems. Chemical injection requires a good pump and an experienced technician. After several thousand feet of injection, a technician learns the art of how to drill to properly install the injection ports so that there will be proper flow of the materials within the crack or cold joint. Additionally, the mechanic must assess the level of moisture in the concrete or the degree of leaking to ensure proper activation of the chemical grout… too much catalyst and it will cure too quick before it flows to the next port, too little and it never properly seals the crack. There is no substitute for this experience. Before you begin “negative-side” waterproofing methods, understand where you are “pushing” the water. Please note that all of this work occurs on a “best efforts” basis and frequently requires a follow-up because water has moved to a new area of the building and is causing problems that were not previously evident. Century Building Solutions, Inc. has the experience to predict how effective this work may be and the technical knowledge to make sure that our work will hold up for many seasons to come.

Metal Restoration

Without a doubt, Century Building Solutions, Inc. is the best choice for restoration of exterior metal curtain walls in southern California. Our crews have restored many of the world’s premier high rise buildings including the stainless steel of the Petronas Towers in Kuala Lumpur, the gantries of the Hong Kong and Shanghai Bank in Hong Kong, the 100-story bronze anodized metal of the John Hancock Center in Chicago and the twin 44-story Century Plaza Towers. We choose an “engineered abrasive” method that is proper for the particular finish of the building. At Century Building Solutions, Inc., we know that chemical cleaning is fraught with the chance of collateral damage and acts upon corrosion and contaminants unevenly. We believe that the best results are developed with a combination of “elbow grease” and the right choice of abrasive, rather than “cheating” the labor with the magic chemical cleaner. In the end, the proof is our results, so even if you consider a different contractor for your building, we strongly urge you to look into their methods.

Waterproofing

Below-grade, planters and split-slab Century Building Solutions, Inc. has the expertise to ensure that these critical areas of waterproofing are completed properly and will hold up over time. We use only the best products with proper detailing to provide a “belt & suspenders” approach to waterproofing areas that are difficult, if not impossible to repair after the landscape or hardscape is installed. For these reasons, frequently we combine a primary coat of fluid-applied membrane followed by a compatible sheet membrane and protected with a geotextile protection/drainage board to eliminate the chance for hydrostatic pressures to build up, or for roots to breach seams or holidays. Anyone who has completed below-grade waterproofing knows that it is dirty and difficult work. As a restoration contractor, we know that the reason we are there repairing the problems is because the economics of the original construction caused the first contractor to use shortcuts and inferior materials, knowing that their work would be covered up. Unfortunately, when the building moves and roots seek water sources, these inferior installations are compromised, leading to leaks that force expensive repairs. When repairs become necessary, “positive-side” methods are always the best, but most often the most expensive. Given the cost of these repairs, Century makes sure that the surface preparation and detailing is assiduously monitored so that our installation will provide many years of leak-free performance. That diligence combined with the best materials makes our work the best in the business.
